Gurney’s is officially the biggest name in the hotel business on the East End of Long Island after its purchase of the Montauk Yacht Cub Resort & Marina last week, reports the New York Post and Behind the Hedges . The price paid for the Yacht Club has not been revealed, but the Post mentioned in its original report that it is rumored to have closed near $60 million.

The Montauk Yacht Club Resort & Marina will be soon renamed to hold the Gurney’s name, officially as Gurney’s Montauk Yacht Club & Resort.

The waterfront property is expected to close down this winter for $13 million of upgrades to be put into the 107 guest rooms, the ballroom, the meeting rooms, its three restaurants, and the rest of the property including the marina. This is after the Yacht Club underwent a $4 million update last winter.

Gurney’s owner, George Filopoulos, commented on the purchase, writing:

The Montauk Yacht Club is respected in the Hamptons as much as in the yachting community. We’re looking forward to elevating the property and its offerings for weddings, groups, and leisure guests, and to now creating opportunities for our guests between our resort and marina destinations in Montauk and Newport.

Sited on 35 acres of waterfront land, the new addition to Gurney’s features 2,000 feet of private beach. They’ve also hired LDV Hospitality to give the menu a new boost, and they’re expected to host fashion, lifestyle, and wellness pop-up shops.

Gurney’s Owners Buy Montauk Yacht Club

The Montauk Yacht Club is the most recent addition to the growing Gurney's properties. Guests at the Montauk oceanfront resort will be able to take hourly shuttles between locations.

The owners of Gurney’s Montauk Resort and Seawater Spa have purchased the Montauk Yacht Club Resort and Marina and plan to spend approximately $13 million to upgrade the property, which they will rename Gurney’s Montauk Yacht Club and Resort. The amount of the sale was not disclosed.

In a press release issued on May 7, George Filopolous, the founder of Metrovest Equities and the president and co-owner of Gurney’s, said that he was looking forward to elevating the accommodations at the yacht club.

Since 2007, the yacht club — which features 107 guest rooms, meeting rooms, a ballroom, three restaurants, and 35 acres of marina and grounds — had been owned by an affiliate of Island Capital Group L.L.C., a real estate investment firm led by Andrew Farkas. “We have had the privilege of being associated with the Montauk Yacht Club for 11 years,” said Mr. Farkas, in a statement announcing the sale.

Mr. Filopolous and his business partner, Lloyd Goldman of BLDG Management, purchased Gurney’s in 2013. In 2015, they bought a neighboring property, the Panoramic View Resort, and transformed it into the Gurney’s Residences, a condominium development. They also opened a Gurney’s resort in Newport, R.I., last year. The duo plan to oversee the transition of the yacht club, which will close this winter to undergo propertywide renovations and reopen in time for the 2019 season.

Immediate upgrades planned for the resort include handing over the food and beverage service to LDV Hospitality, the firm that owns the Scarpetta restaurants and other high-end eateries. A Scarpetta outpost is also located at Gurney’s Resort on Old Montauk Highway.

The Commercial Observer reported on Thursday that the purchase was made possible by a $56 million loan from Acore Capital.

Gurney’s Montauk Resort and Seawater Spa is about to expand its empire — again.

The owners of the popular seaside establishment are in talks to buy the nearby Montauk Yacht Club Resort & Marina, The Post has learned.

“The deal isn’t finalized, but they are close,” one source said.

The yacht club, owned by developer Andrew Farkas’ Island Global Yacht, sits on 55 acres about 6 miles east of Guerney’s on Lake Montauk — and has 232 slips, six docks, two restaurants and 107 hotel rooms.

“The staff has already been told that there will be a change this summer,” the source added.

Gurney’s, which sits on 11 acres of oceanfront property, is majority owned by George Filopoulos and Lloyd Goldman. In 2016, the two bought neighboring Panoramic View, which transformed the once quiet stretch of ocean into a sizzling St. Tropez-like resort on the East End — with top restaurant, Scarpetta, and bottle service on the beach.

Gurney’s, which features North America’s only ocean-fed seawater pool, has a collection of 26 co-ops.

Filopoulos bought Gurney’s in 2013 for $35 million and invested $20 million in renovations, a spokeswoman said.

Both Filopoulos and Farkas declined to comment.

By 2016, Filopoulos — a New Jersey developer — had brought in Goldman’s BLDG Management and bought the adjacent Panoramic View out of government foreclosure for $64 million, following the prior owners’ convictions in a Ponzi scheme.

Gurney’s was a low-key, family-run business until Filopoulos bought it in 2013.

“His goal, in all of these purchases is to upgrade and bring in a different demographic,” a source said.

Farkas owns marinas around the world, and the Montauk Yacht Club’s marina is one of the biggest in the area.

Gurney’s $56.7M Deal For Montauk Yacht Club

The deal to acquire what may be the largest marina on the East End was made for more than $56.7 million when Gurney’s Resorts signed a check to buy Montauk Yacht Club & Resort, according to real estate transfer data from The Real Estate Report Inc.

Now called Gurney’s Montauk Yacht Club & Resort, the popular spot on the end of Long Island’s fish tail is actually three properties purchased and transferred separately: 32 Star Island Road for $46.8 million, 88 South Elmwood Avenue for $6.95 million, and 379 West Lake Drive for $2.95 million.

According to a press release sent out in May from George Filopoulos of Metrovest Equities and Lloyd Goldman of BLDG Management—who are also owners of the nearby Gurney’s Montauk Resort & Seawater Spa, and are leading the transition of the property—the resort will operate through the summer months.

“We’re looking forward to elevating the property and its offerings for weddings, groups, and leisure guests, and to now creating opportunities for our guests between our resort and marina destinations in Montauk,” Mr. Filopoulos said in May’s press release. The yacht club will close down after the summer season for renovations, including upgrades to the 107 guest rooms, ballroom, meetings rooms, three restaurants and 35-acre marina and grounds. The $13 million project is expected to be complete in time for the 2019 season.

The long-favored restaurant Coast Kitchen was closed and temporarily rebranded into 32 Star. It featured a limited menu with clambake-style, and surf-and-turf cuisine.

In June, Gurney’s released its new menu for the yacht club.

A spokesperson from LDV Hospitality, which has partnered with Gurney’s before to plan menus for The Beach Club of Montauk and Scarpetta, said the company is also charged with crafting the new location’s Italian food and beverage offerings. That responsibility falls on Chef Paolo Dorigato, of Dolce Italian in Miami. Chef Chris Jaeckle, of Uma Temakeria and founder of Kitchen Connect Consulting, will execute those menus, which have been said to include spicy sriracha lobster rolls and personal pizzas.

Gurney’s Resorts expands in Montauk, connecting vacationers in the Hamptons and Newport, Rhode Island

F rom a troubled beachfront timeshare to a resort empire linking Montauk to Newport, Rhode Island, Gurney’s has come a long, long way.

Since George Filopoulos of Metrovest Equities and Lloyd Goldman of BLDG Management bought Gurney’s Inn for $35 million in 2013, they have been gradually expanding the brand. Their latest move was the acquisition this May of the Montauk Yacht Club Resort & Marina, now known as Gurney’s Montauk Yacht Club & Resort, which has 107 rooms and a 232-slip marina.

Montauk Yacht Club Resort & Marina, which Gurney’s said has the largest marina in the Hamptons, is the company’s third resort property. The company’s first property, now dubbed Gurney’s Montauk Resort & Seawater Spa, has 146 guest accommodations along a 2,000-foot private beach, plus the 26 homes known as the Residences at Gurney’s.

In 2017, the developers ventured across Long Island Sound to add Gurney’s Newport Resort & Marina — formerly the Hyatt Regency Newport — to their stable of properties. That resort sits on a small island in Narragansett Bay.

With Newport about 30 nautical miles from Montauk, the team behind Gurney’s hopes to enable a new “golden age” of East End living: Take a helicopter from Manhattan to Montauk for dinner, stay the night and sail to Newport for brunch — all within the same resort brand.

The newly acquired yacht club in Montauk, which is about a 15-minute drive from Gurney’s first resort, sits on 35 acres and features three swimming pools. It was previously owned by Andrew Farkas’ Island Capital and Island Global Yachting. Both parties declined to comment on the sale price of the property.

The guest rooms and several areas of the yacht club got a $4 million refresh last year. And this fall, the owners plan on kicking off $13 million of work that will include relocating and upgrading the lobby, landscaping and site work, amenities at the family pool, a redecorated banquet room and new guest-room bathrooms.

LDV Hospitality is running food and beverage for Gurney’s, which includes the Hamptons extension of Manhattan restaurant brand Scarpetta. Guests at the new resort will also be treated to the same level of fitness and wellness partners as at Gurney’s Montauk, which offers yoga and barre classes, personal training, and an official spinning facility.

“I have been out there for many years and have felt there was real potential,” Filopoulos said. “If you have a marina that is busy and is providing luxury resort services, that will make the marina more desirable. We are excited to bring these types of guests.”

The connection to Newport adds another gateway: “We found last year we had Gurney’s guests who were going to Newport,” Filopoulos said. Through a partnership with the aviation service Blade, Gurney’s offers weekly flights from Manhattan to both the Hamptons and Newport.

Gurney’s takes a gamble

To get Gurney’s Montauk Resort & Seawater Spa to where it is today, Filopoulos and Goldman had to buy out approximately 2,000 timeshare participants between 2013 and 2018. In May 2016, the developers acquired the 20 homes of the adjacent Panoramic View property, which was sitting in government foreclosure. They’ve since put in $20 million in renovations to create the Residences at Gurney’s.

“We gravitate to these hairy deals,” said Filopoulos. “Gurney’s was a complex, failed timeshare. We sunk our teeth into it.”

The complexity was worth it, he said, because of scarcity. Gurney’s is the only four-season resort in Montauk, the company said, as well the only location for beach-front dining in the Hamptons. There are five eating and drinking locations, and there is an indoor seawater pool that draws from the ocean, the only one of its kind in North America, according to Gurney’s. To re-create the same property today would be nearly impossible, given the area’s strict permitting restrictions, the developers said.

“We appreciated the scarcity and the barriers to entry,” said Filopoulos. “Those were the two most important things to us as an investment.”

Finding hotel investment opportunities in Montauk is no easy feat, brokers said, because there are so few large-scale properties.

One of the few available hospitality investments, the 26-room Ocean Surf Resort, has seen active interest from national hotel chains and small-business owners alike, said Brown Harris Stevens’ Jose Dos Santos, the agent for the resort. The hotel has 160 feet of water frontage, and there is potential to turn the property back into co-ops, which was the original use and what the property is zoned for. The possibility of expansion is appealing to potential buyers.

“I’ve had a lot of interest and offers,” said Dos Santos. But pricing appears to be an issue: The owners initially dropped the list price from $25 million to $22 million after six months on the market, then decided to return to the original price.

Investment opportunities are indeed scarce for hotels in Montauk, agreed Corcoran’s Gary DePersia, who didn’t work with Gurney’s on the deals. He said he recently had a client looking to invest in a 50-room hotel, but such projects are few and far between.

And any potential projects may need extensive renovation, as Gurney’s has done with the Residences at Gurney’s.

“It’s much more upscale now. It doesn’t feel like you are going to the ‘Dirty Dancing’ hotel anymore,” DePersia said of Gurney’s. “Now you feel that you are going to something much more ‘today.’”

So far, so good

In 2013, when Filopoulos and Goldman took over Gurney’s, the hotel’s year-round occupancy rate was 38 percent, with an average room rate of $190. Now, the occupancy rate is 70 percent, with an average rate of $720, Filopoulos said.

Key to that increase has been year-round group travel from three types of business: technology, finance and fashion, said Filopoulos. In March, the resort had planned to close for several weeks, but due to the high level of group business, it could only close for five days.

In addition, guests are staying longer. “We have seen over 100 reservations of two weeks or longer,” said Filopoulos, adding that some guests have booked multiple weekends, including every weekend in July and August. “It’s an alternative to renting a home out here for a month. It gives them flexibility,” he said.

Meanwhile, the Residences at Gurney’s are finding buyers. The property’s 26 oceanfront homes range in price from $2.3 million for a one-bedroom (1,200 square feet) to $8.4 million for a five-bedroom (4,200 square feet). Taxes and maintenance add about $1,000 a month for a one-bedroom.

Six one-bedrooms located in one gut-renovated Point of View building at the Residences came on the market in late November. Four have already been purchased, according to exclusive broker Chris Coleman of Saunders & Associates (who grew up going to Gurney’s when it was a timeshare resort).

When Point of View units are not in use, they can be rented via Gurney’s income rental pool. The hotel handles the rentals, which go for between $2,500 and $2,800 a night, and the owner gets a 60 percent cut of the rent. “That’s a compelling story for someone,” Coleman said.

Owners vary in intention, he said. Some plan to balance their personal use with rentals. Some invested as rental property.

Although many buyers come from the tri-state area, one California family purchased two units. A couple who already has an Amagansett home, though not on the water, decided to buy in. “They wanted to be on the ocean,” said Coleman.

The two other buildings at the Residences, known as Salt Sea and Hilltop, include 10 units each; only four remain on the market. These can rented for a minimum of 30 days, but that was less of a selling point, Coleman observed. “Those owners don’t seem to like to rent.”

Filopoulos describes the larger-home buyers as predominately empty nesters who enjoy the service of maintenance, housekeeping and amenities. (Other developers also say the over-55 set is a strong market; see TRD ’s story on page 54.)

Among the challenges with making all this happen is finding employees who can afford to live and work at an East End location miles from affordable housing. To address that, Gurney’s has an extensive employee housing program that includes four hotels accommodating about 200, with another 70 beds on-site for employees.

“It’s a large human resources effort,” Filopoulos said. “The recruiting process is something we spend an enormous amount of time on.”

Looking to the future, Filopoulos knows that with a group of unique properties, the path to success needs careful, serious attention. And Gurney’s future may not follow the path of other destination companies.

“The brand is growing at a good pace. With the location and scarcity, it is not going to mirror what other brands have done.”

I'm a born-and-bred city kid. But just two days at Gurney’s Star Island Resort and Marina , which opens May 15, had me ready to exchange my Metrocard for a fishing rod and plan a life around swimming in lakes and sipping rosé on piers. The Gurney's team knows that the Hamptons way of life is the most seductive thing about Montauk—and they've bottled that magic impressively in their newest resort.

Of course, this won’t be news to anyone who’s spent time at the original Gurney’s, the iconic Montauk Resort and Seawater Spa , just six miles away on the South Fork’s stretch of the Atlantic coast. For decades, the O.G.—as the staff call it—has set the standard for East Coast luxury, with the only seawater pool in the United States, a private 2,000-foot beach, and an Italian restaurant, Scarpetta Beach, where tables are harder to nab between the summer months than just about any in Manhattan. Demand was high at the O.G., so Gurney’s purchased the lakeside Montauk Yacht Club a year ago, and began a $13 million renovation to create Star Island, miraculously (and necessarily) done in time for Memorial Day.

Visitors expecting a replica of the O.G.’s decadent glamour might be struck at first by Star Island’s more pared-down approach—the lobby and lounge areas are about a 10th of the size—but Gurney’s was right not to turn the Yacht Club into a nightclub, given its storied past. After opening in 1928, the Yacht Club hosted everyone from the Astors to the Vanderbilts to Charles Lindbergh, who used to delight guests by landing his seaplane on Lake Montauk before mooring at the club’s marina (the Hampton’s largest, with 232 slips and expansive views across the water to complement seafood lunches, afternoon cocktails, and twilight walks.) More recently though, guests complained that the place had become tired and dusty—and while there was relief when the Gurney’s sale was announced, some worried that the luxury renovation might sacrifice the property’s links to American history.

Happily, old fishing boats still bob up and down on the marina, seaplanes still land in the distance, and the white lighthouse remains steadfast overhead. Instead, Gurney’s focused their renovation on injecting a touch of their trademark sophistication in the places where it was sorely needed. The tasteful restoration of the old club’s indoor and outdoor pools is welcome, as is the renovation of the rooms: our Waterview King suite had an exquisitely comfortable mattress, a giant television (you’ll never turn it on, but it’s nice to know it’s there), a luxurious daybed on the deck, and walk-on access to the property’s lakefront beach. A tip: keep the blinds closed—rooms are so close to the sand that beachgoers may see more that you’d want them to. But the uninterrupted view at golden hour across the lake is magical.

It would have been easy for the brand to slap on their logo, scrub the windows, raise the prices, and call it a day. But instead the thoughtful renovation has created a brand new spot for Hamptonites to enjoy, including three new restaurants destined to become immediate classics. The smartest move Gurney’s made during the entire redevelopment process (along with not bulldozing the lighthouse) was bringing on board executive chef Jeremy Blutstein, a Bourdain-trained, Montauk-raised legend who made his name running East Hampton’s beloved Crow’s Nest and Almond restaurants.

The three new restaurants Blutstein has created for Star Island are worth the stay alone. There’s Il Forno Market, the grab-and-go Italian joint where specialty pizzas are cooked to perfection in a spinning pizza oven (try the duck prosciutto with freshly picked arugula) and the Pool Club, which features Gurney’s trademark sriracha lobster rolls. But it’s Showfish, the centerpiece seafood restaurant, which will be the talk of the town. I’m still dreaming about the show-stopping crab tagliatelle with Maine sea urchin butter, which was crunchy, creamy, light and filling all at the same time.

Blutstein’s partnered with local farms at Star Island to make sure diners eat Montauk’s freshest ingredients. About 75 percent of ingredients are sourced within 20 miles (by July, that percentage will climb to 90), including garlic from Balsam Farms and Montauk black sea bass caught that same morning, likely by one of the fishing boats you can see docked in the marina from your table. Bottom Line

Overlooking Lake Montauk, this family-friendly resort is a classic summer getaway with views of the attached marina, bobbing with boats, and a white lighthouse. Its 107 rooms, suites, and villas are nicely decorated in nautical style, and equipped with air-conditioning, flat-screen LED TVs, and mini-fridges. Though the location is not directly on the ocean, Montauk Yacht Club's great food and drink options, many free on-site activities (pools, tennis, volleyball, kayaking), and free shuttle service to town and the beaches make it a draw for an amenities-filled Hamptons getaway. Beach-or-bust travelers could consider Surf Club Resort , which has a stunning beachfront location, but no on-site dining.

A family-friendly resort with a variety of activities and restaurants.

The historic Montauk Yacht Club Resort & Marina evokes another time. Originally built in 1928 by entrepreneur Carl Fisher (the man credited with turning Miami from a sleepy backwater town to a thriving resort metropolis), the resort quickly became the local go-to vacation destination for the wealthy (original members of the club include J.P. Morgan, Vincent Astor, and Harold S. Vanderbilt). Charles Lindbergh is said to have often flown his seaplane into the harbor to dock at the club's marina. And according to local legend, the Island Club (which was located next door to the original resort and would eventually become part of the resort as it stands today) was the most popular speakeasy and gambling casino around town during Prohibition. To avoid trouble, the club posted watchmen at the stone stanchions at the end of the island's causeway -- when the police stopped by, the guards would radio the club for management to hide the liquor and gambling equipment.

Today, the resort maintains some of that storied appeal (the towering white lighthouse is what beaconed guests to the resort from its inception). Yet there are plenty of modernized amenities to keep today's guest happy -- though the two outdoor pools and small private beach are popular with kids, so if you’re looking for some celebrity-style peace and quiet, head to the ocean. Despite updates and upgrades, one original trait has remained consistent through the years: The resort, as a whole, attracts a wealthy set, and guests shouldn't be surprised to see the occasional celebrity roaming its grounds.

At the easternmost tip of Long Island, the Montauk Yacht Club’s lakeside location is kitty corner from Montauk Harbor -- an area with restaurants, shops, and plenty of harborside sightseeing. In addition to downtown Montauk (a nine-minute drive from the hotel), there are many nearby towns to explore, and, of course, miles of sandy beaches to enjoy. The drive to East Hampton takes about 25 minutes, and driving to Sag Harbor and Southampton takes about 40 and 55 minutes, respectively.

Pools, tennis courts, and bonfires make this a fun summer resort

Montauk Yacht Club Resort isn't right on the Atlantic, but it offers many on-site amenities to redress the non-oceanfront location. There are two outdoor heated pools, both surrounded by brick patios and overlooking the marina. A small sandy beach with loungers and umbrellas (free; cabanas also available for a fee) overlooks the lake, but both it and the outdoor pools can feel crowded with kids. The oval-shaped indoor pool, also heated, provides a nice alternative; it's set in a skylit space with vintage pinstripe wooden surfboards hanging on the white wood walls. 

The full-service Spa MYC offers massages, body treatments, facials, waxing, and nail work, as well as spa packages and the option of in-room service. A fitness center provides all the necessary equipment (free weights, ellipticals, treadmills, machinery), plus cedar saunas, and there are four outdoor tennis courts, with racquets and balls free to use. Paddleboards, cruiser bikes, and kayaks are all free to borrow, and there is a playground for kids. The resort grounds include areas for volleyball, bocce ball, and horseshoes, plus outdoor seating areas and fire pits (the resort holds bonfires with s’mores in the warmer months). Private, semi-private, or group surf lessons and paddleboard sessions or tours can be arranged, and a Kids' Surf Academy is held on the weekdays. Excursions are available from charter boats in the marina. The hotel offers free shuttle service to Montauk Harbor, downtown, and beaches. Parking and resort-wide Wi-Fi are both free.

All-Inclusive / Food

A range of upscale cuisine, specialty cocktails, and casual bar bites make it easy to stay close.

Montauk Yacht Club offers a good mix of dining options that appeal to both families and couples seeking romance. The upscale Coast Kitchen is a New American restaurant focusing on local ingredients (the menu features a daily fresh catch), while the casual The Alley & The Deck has a Florida feel and offers both indoor and outdoor seating. B-Bar is an indoor nautical-style lounge offering specialty cocktails and small bites, and the seasonal Sunset Pier allows for dockside eating, drinking, and watching the sunset.
