Plans to convert Spring Park Yacht Club into lakefront hotel move forward

SPRING PARK, Minn. — The city of Spring Park's Planning Commission voted 3-1 Wednesday night, passing a motion to amend the zoning ordinance for the property where the city's Yacht Club sits.
The Yacht Club has been a staple in Spring Park since '96, but since the pandemic the building has been fifty percent vacant according to Kelly Olsen, President of Olsen Global LLC .
Olsen, whose office is currently housed in the facility, has big plans to convert the building into the next best thing along the shores of the state’s busiest lake.
"Absolutely, destination location," said an excited Olsen. "It would be a boutique hotel with 26 hotel suites, a co-working space on the main floor, and then a restaurant and a little coffee shop on the lake level.”
Making it the only waterfront hotel on Lake Minnetonka.
"Right now if you want to have your friends and family come into town some of the closest hotels are in Chanhassen or you can stay at the Landings in Wayzata, but that’s at a little bit different price point," said Olsen.
But not all are in favor of the renderings presented in Wednesday night’s planning commission meeting.
There were major concerns raised from residents at the neighboring Edgewater Apartments, citing issues with potential noise, trash, crime and parking.
"Any noise that is going on at the Yacht Club be it on their patio or on their docks becomes the sound track to our life," said one resident.
"I'm 40 feet from your decision I'm going to smell it, I'm going to hear it, I'm going to be living in an environment that I think is going to have a lower quality of life than what I have now," said another resident from the complex.
"One apartment should not dictate what happens with the whole city of Spring Park," said a resident in favor of the proposal.
It's a decision which for Olsen is personal.
"I actually loss my husband in a car accident with a drunk driver in ’08 and I have dedicated the remainder of my career to projects that encourage people to slowdown and spend time with the people they love and I think this fits squarely with that vision," explained Olsen.
Now that the planning commission has approved the amendment to the zoning ordinance for the property, the next step is for the Spring Park city council to approve it on Monday.
Olsen hopes to see guest in rooms by this time next year.
Olsen Global is currently hosting a school supply drive , through a partnership with WeCAN - Western Communities Action Network to help area families in need. Items such as pencils, pens, notebooks, backpacks and crayons can be dropped off at the Yacht Club at 4165 Shoreline Dr. Suit 120, in Spring Park, now through August 15th.

The Yacht Club- Storied History and a New Chapter
An oak tree near the crest of Spring Park Bay tells a winding natural history unique to the city of Spring Park.

Well over 200 years old and having outlived wave after wave of Spring Park inhabitants, the oak tree is likely one of the Lake Minnetonka city’s oldest residents.
When the tree was just a sapling in 1880 Spring Park was first being laid out. One overlooking Spring Park Bay may have seen around 40 Native American burial grounds overlooking Lake Minnetonka. Years of tourism, construction, and foot traffic later eroded any traces of those mounds, and by 1996 all that remained was an ostensibly empty plot of land.
A century ago, the tree-filled picnic area associated with Spring Park's illustrious Hotel Del Otero's lakeside pavilion, which once stood where The Hennepin County water patrol building now sits at 4141 Shoreline Dr.
A popular myth states that Minnesota magnate James J. Hill constructed the Hotel Del Otero, the main building of which once sat where Mist Condominiums sit, in 1892. While other ventures of Hill’s around Lake Minnetonka shared investors with the hotel, it was not constructed by the man himself, according to Liz Vandam of the Westonka Historical Society. What is undeniable, however, is the mark the hotel and its gathering spaces left on Spring Park.
The pavilion was first constructed in 1898 and improved upon in 1900 before being destroyed by a fire in 1902. The structure was rebuilt in 1903 and damaged by a tornado in 1904 before again being rebuilt in 1905. Yet another fire in 1916 destroyed the building again, and again in 1925, it was rebuilt. The picnic grounds, which at one point or another held pony rings, soda stands, and a number of other attractions, meanwhile played host to countless events over the years. The pavilion was finally demolished after 1945, leaving its empty picnic grounds and a large oak tree.
Few today are as acquainted with the oak tree as Dick Putnam, one of the owners of The Yacht Club, a mixed-use office and gathering space at 4165 Shoreline Dr. That's because the tree now looms over the structure's parking lot.
“It’s still there, and it’s the healthiest darn tree you’ve ever seen,” Putnam says.
In 1996 Putnam along with development partners and fellow members of the Upper Lake Yacht Club Jack Dennis and Les Renner noticed a need for their club to have a marina and congregation spot.
Jerry Rockvam, who has spent over 40 non-consecutive years as Spring Park’s Mayor and was mayor when the boating trio proposed the project, recalls the city needing to rezone the parcel of land where the Yacht Club now sits from high-density residential to commercial. He recalls countless meetings, in fact, detailing among other things, the building's design and innumerable other facets of its construction.
Attempting to capture the aesthetics of Hudson River mansions, the building’s founders worked alongside designers Dick Schwarz and Neil Weber and Haymaker Construction to create a building meant to last.
“We wanted something that people on the lake would be proud of, and I think we’ve achieved that quite well,” says Putnam.
In the early phase of the building, it quickly began honoring its namesake. In doing so, it housed weekly gatherings on Wednesday nights and Saturday and Sunday mornings when the Upper Lake Yacht Club held weekly races on the lake. About 10 years ago, the club relocated to Enchanted Island, but they maintain an office in the Yacht Club building.
Below the building on the shore of Spring Park Bay is a 32-slip marina, which belongs to the Yacht Club, meaning those working in the building can—and often do—boat to work.
“I think the tenants love it,” Putnam remarks.
Regarding the tree, many have been shocked to find it still thriving despite its roots having a bituminous burial. But Putnam said its survival was no accident. One walking about the tree’s base might notice 6-inch corrugated plastic piping. About a half a mile of it extends below the parking lot’s pavement in order to supply the tree’s root system with water and oxygen meaning the tree will likely remain for generations to come.
Putnam remains the only living original owner of The Yacht Club. Today he manages the building with Leslie and Jack Dennis, the son and daughter of his late business partner John Dennis.

Who said the Land of 10,000 Lakes doesn’t have killer music festivals? This year, Minnesota’s own Minnesota Yacht Club Festival will be kicking off on Harriet Island for a two-day special event with a ton of top-notch headliners.

Gwen Stefani, Alanis Morissette, and Red Hot Chili Peppers will be headlining the fest this year, with additional performances from The Black Crowes, Joan Jett & The Blackhearts, The Head And The Heart, The Offspring, Hippo Campus, Morgan Wade, and more.
Festival Details
The fest will start on Friday, July 19 in St. Paul, Minnesota at Harriet Island Regional Park and come to a close on Saturday, July 20. Different artists will be performing on each day of the festival. Each day, the fest will start at 12:00 pm and close at 10:30 pm.
The festival’s showrunners have been promoting the fest on social media, with one post bringing attention to the multiple ticket options available this year.
“Whether you’re seeking luxury or the ultimate party experience, we’ve got a ticket that suits your style! Scroll through and explore all the Premium options we have to offer with GA+, VIP, Riverboat VIP, and Platinum tickets 😎” said the Instagram post , accompanied by a series of graphics for each ticket option.
How to Get Tickets
General sale tickets have just gone live via the festival’s website after a very brief presale event. You can also get your hands on tickets through Ticketmaster and StubHub as well. If you can’t get tickets in time before they sell out, we always recommend StubHub as the best backup ticketing platform to get sold-out passes. Just keep in mind that your tickets may be higher or lower in price compared to face value.
There isn’t much to say about this upcoming fest, considering this is the inaugural event. But judging by the lineup, it seems to be a 1990s rock-focus event with a touch of nostalgia and some up-and-coming artists in the mix as well.
Minnesota Yacht Club is a unique music festival for a few reasons. Namely, can you think of any other music fest that offers paddleboat rides with private bar access? It’s a fancy fest with fancy upgrades, but those opting for general admission aren’t going to miss out, either.
This festival is a hotspot for food and drink vendors across the state, so you can sample the best of the best from Minnesota. Harriet Island Regional Park is also quite stunning, so when you’re between bands, treat yourself to a walk through the cottonwood trees. The vibes are definitely solid.

Platinum tickets get some major perks. With this upgrade, you get everything that GA, GA+, and VIP ticketholder get. Plus, you can enjoy up-close viewing, access to the Platinum lounge at the Wigington Pavilion, ice-cold bathrooms, a complimentary bar, complimentary dining, a Platinum concierge, complimentary lockers and phone chargers, an express entrance lane, and an exclusive festival gift.

On July 13, the Spring Park Planning Commission approved a motion to amend the zoning ordinance for the property at the Yacht Club, 4165 Shoreline Drive, on a 3-1 vote.

Minnesota Yacht Club Festival announces lineup featuring Gwen Stefani and Red Hot Chili Peppers
Last month, promoters announced a new music festival, the Minnesota Yacht Club Festival. Tuesday they announced the lineup for the two-day event, scheduled for July 19-20 at Harriet Island Regional Park along the Mississippi River in St. Paul.
The festival will include an impressive collection of ‘90s radio stars, including Gwen Stefani, Alanis Morissette and the Red Hot Chili Peppers. Also in the lineup: Joan Jett and the Blackhearts, The Black Crowes, and Minnesota's own The Hold Steady and Soul Asylum.
- December: Minnesota Yacht Club Music Festival scheduled for next summer in St. Paul
The festival is being produced by C3 Presents, an Austin, Texas-based company that also produces Austin City Limits Music Festival and Lollapalooza.

The ticket presale begins Friday, Feb. 2 at 10 a.m. CT. A general on-sale will follow at 11 a.m. CT for any remaining tickets. Minnesota Yacht Club , a new music festival produced by C3 Presents , has announced the high-profile artist lineup for its inaugural event, set to take place at St. Paul, MN’s Harriet Island Regional Park on Friday, July 19th and Saturday, July 20th, 2024. Artists will perform across two stages with no overlapping sets.
The festival is due to begin on Friday, July 19th with headlining performances by Gwen Stefan i and Alanis Morissette in addition to sets by The Black Crowes , Joan Jett & The Blackhearts , The Head and the Heart , Durry , Margan Wade , Michigander , Gully Boys , and Harbor & Home underneath the park’s giant cottonwood trees.
On Saturday, July 20th, Red Hot Chili Peppers will top a bill featuring live music by The Offspring , Hippo Campus , Gary Clark Jr. , The Hold Steady , Soul Asylum , Trombone Shorty & Orleans Avenue , Wilderado , Nico Vega , and Irontom .
In addition to the music and a selection of local food vendors, Minnesota Yacht Club attendees can elevate their experiences with historic riverboat rides on the adjacent Mississippi River , allowing them to take in the majestic natural surroundings. Riverboat VIP tickets (21+) offer access to Padelford Riverboats with relaxed seating, shade, private restrooms, and a 60-minute cruise along the river with complimentary margarita happy hour, and a DJ set, among other VIP amenities.

Last month, promoters announced a new music festival, the Minnesota Yacht Club Festival. Tuesday they announced the lineup for the two-day event, scheduled for July 19-20 at Harriet Island Regional Park along the Mississippi River in St. Paul.
The festival will include an impressive collection of ‘90s radio stars, including Gwen Stefani, Alanis Morissette and the Red Hot Chili Peppers. Also in the lineup: Joan Jett and the Blackhearts, The Black Crowes, and Minnesota's own The Hold Steady and Soul Asylum.
The festival is being produced by C3 Presents, an Austin, Texas-based company that also produces Austin City Limits Music Festival and Lollapalooza.

The inaugural Minnesota Yacht Club music festival has announced its first lineup, and it’s not one to miss.
Red Hot Chili Peppers, Gwen Stefani, and Alanis Morissette are set to headline the music fest's debut on July 19-20. Featuring more than 20 artists across two stages, fans can experience powerhouse performances from The Black Crowes, The Offspring, Joan Jett & The Blackhearts, The Hold Steady, Soul Asylum, and many more, including rising local artists Hippo Campus, Durry, and Gully Boys.
Set along the Mississippi River on Harriet Island Regional Park in St. Paul, this two day festival is brought to Minnesota by C3, the producers of Lollapalooza, Austin CIty Limits Music Festival, and Shaky Knees. Fans can expect to enjoy local food vendors, historic riverboat rides, and more underneath the giant cottonwoods of the park.
Presale Tickets are available Friday, February 2 at 10 a.m. CT, with general on-sale following at 11 a.m. Ticket packages include 1-Day and 2-Day GA, GA+, VIP, and Platinum, each having their own amenities. Chili peppers, alanis top '90s-heavy lineup for first minnesota yacht club festival in st. paul.
Gen-X music fans seem to be steering the ship for the inaugural Minnesota Yacht Club festival, which announced its lineup Tuesday with such 1990s-era names at the top as the Red Hot Chili Peppers, Gwen Stefani, Alanis Morissette, the Black Crowes and the Offspring.
The maiden voyage of the nautical-themed festival — paddleboats and the Mississippi riverfront are part of its branding — is scheduled for July 19-20 on Harriet Island across from downtown St. Paul. Twenty bands will perform on two stages over a Friday and Saturday in the city-owned park.
Along with Tuesday's lineup reveal came word on when fans can first buy tickets to the festival. Presale options for two-day passes begin Friday at 10 a.m. via minnesotayachtclubfest.com , where concertgoers can sign up now for access. Initial prices are $135 for single-day general-admission tickets or $215 for two-day, while VIP options range from $285 to $925.
Extra anticipation has been built up for the Minnesota Yacht Club lineup since it was revealed the event is being put on by C3 Presents , the Live Nation-affiliated company behind such marquee U.S. festivals as Lollapalooza, Austin City Limits and Shaky Knees.
Twin Cities music lovers have long felt slighted by not having a big music bash in town like those, especially after homegrown festivals such as Soundset, Rock the Garden and the Basilica Block Party were sidelined. Live Nation tried to launch one in 2012 on Harriet Island, River's Edge, but the festival was canceled after just one lackluster year.
"Major" might be a debatable term when it comes to the artists on the newly announced lineup, but there is certainly ample familiarity with the biggest names.
The Red Hot Chili Peppers, who will headline Saturday, are Rock & Roll Hall of Famers who drew 35,000 to their U.S. Bank Stadium show last year. Saturday is also when "Self-Esteem" punk rockers the Offspring, Texas guitar slinger Gary Clark Jr., Hippo Campus, the Hold Steady and Soul Asylum are scheduled to perform.
The Friday lineup's top names, Morissette and Stefani, each put a feminist spin on angsty rock playlists in the 1990s, the former with her megahit album "Jagged Little Pill" and the latter with singles by her old band No Doubt, including "Just a Girl" and "It's My Life."
Not entirely a nostalgic affair, the Minnesota Yacht Club lineup also features some younger touring acts making a buzz in recent years, including Michigander, Nico Vega and Wilderado. C3 bookers also pulled in two newcomer rock acts making waves in the Twin Cities scene, Durry and Gully Boys.
One-day tickets to the festival will be sold after the initial round of two-day passes go on sale. The prices will be split up into different tiers, with extra options including VIP and "GA+" passes offering lounges and restrooms.
In keeping with the "yacht club" theme, there will even be a 21-and-up only pass option called "Riverboat VIP," which will include rides on paddleboats during the event — yet another sign that Twin Cities concertgoers are entering new waters with this ambitious festival.
