Living on a boat “down under” sounds like a dream come true, but is it possible to live on a boat in Western Australia?

You can live on a boat in WA (Western Australia). The Australian government’s maritime laws and guidelines allow you to live in a houseboat or regular boat. Although, there are many specific guidelines and rules that must be followed.

This article will explain the following:

  • The conditions and laws you must adhere to if you want to live on a boat in the Australian area.
  • How long can you reside there?
  • What living conditions must be met?
  • What licenses and certifications can you obtain?
  • A list of marinas where you may dock your houseboat will be discussed.

If you want to live on a boat in Western Australia, search no further for the answers you seek. Continue reading for more information.

Are You Allowed to Live on a Houseboat or Boat in WA?

You can live on a houseboat or boat in WA, but not as a permanent residence. According to the Western Australian government’s Department of Transportation (DOT), you may live aboard your coastal infrastructure for up to six months.

The definition of a “living onboard” resident is anyone who resides overnight in their vessel while it is docked at its respective facility. Staying the night on your boat automatically triggers the live onboard policy that must be followed during the allotted stay.

However, suppose you plan on living on a houseboat for longer than six months. In that case, a “special circumstances” application may be submitted to the department, and a stay period of longer than six months may be granted pending approval.

Usually, applications are approved under the following conditions:

  • The DOT Regional Coordinator can provide adequate capacity within the 10% live onboard quota. This means that only 10% of moorings in a maritime facility should be occupants of houseboats.
  • Bonafide travelers and tourists are not disadvantaged or hindered by the infrastructure.
  • The tenant follows the Department’s Code of Conduct and any other stated regulations or expectations.

If the outlined statements are followed, any application to live on a houseboat for longer than half a year should be allowed.

It should be noted that most marinas fall under the Department’s authority, but exceptions exist in certain private marinas and docks. Be sure to thoroughly research the guidelines posted by the place where you plan to live on your houseboat.

Also, if you are a full-time houseboat resident, you might want to consider moving to different docks before your time limit is up.

Can You Live on a Houseboat or Boat in Perth?

port bouvard yacht club membership

You can live on a houseboat in Perth, but not longer than 6 months unless under special circumstances. The same general policy applies to Perth, as stated by the Department of Transportation for Western Australia.

It is also essential to consider that only specific marinas and maritime facilities in Perth allow houseboat living. Marinas are also the only place boat owners can permanently dock, so if you plan to live on a boat, you need to locate a marina that allows established residencies aboard a ship.

Rules and Regulations

As previously stated, many laws and policies must be followed when living on a houseboat. These rules are in place to protect vessel occupants, travelers, and those who work around the marinas and docks.

They also apply to those who conduct an overnight stay inside their boat.

However, it is worth noting that owning the appropriate certificate to dock and drive your boat also means you may stay a certain amount of nights in your boat without special approval.

Both commercial or personal boat users who keep their boat at a facility under the Department of Transportation’s jurisdiction are allowed to stay overnight on their infrastructure for up to six days consecutively and only 10 days per calendar month.

This is permitted for any person who possesses a general boating license.

Residency Boarding Conditions

The Department must grant approval of all living quarters in writing before occupying the vessel. To apply for approval, the subsequent circumstances must be in place:

  • The space or facility must have open boat pens, an area to dock, and moorings.
  • Adequate disposal of waste is provided within the facility.
  • Appropriate payment dependent on the residency period has been made, following the DOT “Schedule of Charges.”
  • The occupants and owner of the houseboat are prepared to abide by the DOT Code of Conduct.

Number of Persons Allowed

The number of people allowed to reside on the houseboat is evaluated by the Department of Transportation on a case-by-case basis and is always determined by the number of occupants the boat can comfortably support.

The live onboard approvals must be less than 10% of the total boat occupancy for every facility.

If your application is denied due to this regulation, consider finding a nearby mooring that does not have many houseboats in its area.

Certificates and Fees

To live on a houseboat, you must obtain the proper licenses and certificates and complete the necessary paperwork.

You must have a general boating license and permission to dock your boat on the premises you plan to live in. The correct application must be made to the Department of Transportation, and proof of approval must be provided in writing.

Be prepared for extra fees. Some facilities charge extra for those who plan to make their boat a semi-permanent residence, and the monthly payment needs to be made to the Department. Depending on what the facility can support, it may also cost extra to provide the necessary waste disposal.

Also, it should be considered that many facilities that allow liveaboard boats and permanent residencies generally require parties to be fully insured.

Marinas in WA That Allow Liveaboards

In addition to following many rules and guidelines, it’s crucial to understand that not every marina or boating facility allows liveaboard or houseboat tenants. Even those that offer long-term mooring and storage of boats will not allow you to live on a ship on their premises, and those that do often only allow a strict number of occupants.

If you’re struggling to find a place in Western Australia to dock your adventurous lifestyle, look no further. Here is a list of marinas in WA that allow liveaboard residencies.

  • Mandurah Ocean Marina

Located in the city of Mandurah, the first facility on our list is the Mandurah Ocean Marina . This marina offers visitors an experience like no other, filled with beautiful beaches, boardwalks, and boat pens.

Storefronts, restaurants, and recreational areas for all ages are available to those who choose Mandurah. Members also have access to many services in addition to stunning facilities, such as boating repairs, pumps for fuel and sullage, and a public boat ramp.

Some of the other benefits include:

  • Free public parking
  • Regular security patrol of docks and pens
  • Cable television
  • Showers and toilets
  • Water Police
  • Playground equipment
  • Swimming beach

Port Bouvard Marina

Next on our list is the stunning Port Bouvard .

Within minutes from Mandurah, the Port Bouvard Marina is an elite facility located on the Dawesville Channel. Visitors can indulge in various activities, including fishing, crabbing, jet skiing, and even parasailing.

Each boat pen is fully outfitted with water and electricity, and sullage pumps are located nearby at the main fueling area. While some marinas are very strict about the period you may lease a pen, Port Bouvard encourages long-term stays and leases.

The marina also includes various services, including a waterfront cafe and fish shack, fishing charters, boat sales, and even a hair salon. There is an endless amount of fun and things to discover at Port Bouvard.

Additional perks consist of the following:

  • Wet and dry boat pens
  • Diesel and premium fuel availability
  • Wash down amenities
  • Private bathrooms
  • Bait and tackle shop
  • Whale watching
  • Access to the Peel Inlet and Harvey estuaries
  • Fremantle Sailing Club

Next on our list is the impressive and exclusive Fremantle Sailing Club . This marina provides top-notch facilities for its members, but it also has an extensive social scene with many events hosted on an annual basis.

As the Indian Ocean’s most prominent oceanside organization, Fremantle Sailing provides its members with elite water sports. It includes a junior section for younger sailors and a prestigious sailing academy, where members can learn the art of the sport by the wind.

The best part about this marina? Senior members can become liveaboard residents for a reasonably-priced monthly fee.

This membership comes with granted access to electricity as well as utilities. Not only do their private bathrooms include toilets, showers, and changing rooms, but laundry facilities complete with washers and dryers are also available for member usage.

Don’t forget about these bonuses:

  • Diesel, premium leaded and unleaded fuel at competitive pricing
  • Free sullage pump usage
  • 677 water pens, with power and water
  • Launch crane for vessels under a certain weight
  • Choice of own third-party contractor
  • Restaurants and bars
  • Clubhouse for reserved private events
  • Hillarys Yacht Club

While only allowing a certain number of houseboat accommodations approved on a case-by-case basis, Hillarys Yacht Club is another option for those looking to live on a boat in Western Australia.

Located in Perth, this high-end social and sporting group has brought the wonders and activities of the Indian Ocean to life since 1986.

Members can enjoy numerous water ventures, including but not limited to:

  • Paddleboarding
  • Various training courses cover all of your interests, from keel boating to marine radio.

The club places emphasis on family as well as excellence.

Those interested in living aboard at Hillarys Yacht Club can also do so when granted written approval by the club. While the regulations on houseboats are stricter here, the benefits shine through when you consider the 5-star facilities that come with it.

More perks available to members are:

  • 24/7 access to showers and restrooms
  • Access to the jetty
  • Refueling is made easy with a paired phone app
  • Public power and utilities for all boat pens
  • Allotted use of bilge pump
  • Boat lifting service
  • Maintenance and spare part services

Two Rocks Marina & Boat Lifters

Finally, closing out our list is the Two Rocks Marina & Boat Lifters , a facility overseen by the Department of Transport, meaning this is where all those rules and regulations talked about earlier will almost definitely come into play.

To live aboard here, it is necessary to complete an application, but don’t let this discourage you. Most private clubs essentially require the same thing as you have to apply for membership.

An added bonus of a government-backed facility is reliability. When dealing with a private club free to make its own rules, there is always an assumed risk.

In contrast, Marinas like Two Rocks will never let you down.

Two Rocks Marina includes boat ramps and pens, a service harbor, a boat lifter, and a refueling station. It may not be as glamorous as the sailing and yacht clubs, but if you’re looking to cut down on your cost of living and moor at a practical facility, this may be the better option for you.

Some other benefits include:

  • Parking for boats and trailers as well as standard vehicles
  • CCTV security cameras
  • Refueling, including diesel
  • GPS validation marker
  • Electricity, including single and three-phase

When looking for a place to live on a houseboat in Western Australia, state legislation and regulation can limit the choices, especially if you’re unsure where to begin. Before living on a houseboat, keep in mind all the rules and conditions that must be met and the extra costs and fees.

If you’re looking for a list of marinas that allow liveaboard residents and houseboats, be sure to check these out:

  • Port Bouvard Marina
  • Two Rocks Marina & Boat Lifters

And when you are done with Australia, here are 11 stunning locations around the world ideal for liveaboard enthusiasts.

“Mandurah’s sailing tradition resurrected”

The success of the regatta would not have been possible without the following contributors:

  • Peel Development Commission Community Chest Grant, for providing much of the funding for the inaugural event.
  • Port Bouvard Yacht Club, who provided a good number of the participants, a support boat and lunch for all of the crew on Saturday.
  • Mandurah Quays, for allowing us to berth at their marina on Saturday night.
  • The dedicated MOFSC volunteers: Geoff Slater, Les Woods, Robbie Dixon, Selby Munsie, Annette Walker, Mike Lathouras, Phil Lucks, Des Maclean, Peter Wigley, Ken Edwards, Ross & Laura Davidson and Kevin Luff.
  • The ever helpful MOFSC staff: Jade, Tanja, Chris, Sandra, Tim and others.
  • Avalon Sails and Silver Sands Sails for the night’s prizes.
  • Chris Mansfield and his able assistants who went beyond the call to get Mistral carpeted prior to the event.
  • Mandurah VMR for watching over us on the Sunday ocean leg.

Sailors from all over the Peel Region showed their skills and tenacity as fifteen sailboats from Mandurah and Dawesville battled against icy winds on the weekend to see who would win a prize in the 2016 Prince of the Peel.

Saturday’s races took in both the Peel and Harvey estuaries, with many yachts enjoying the challenge of the shallow channels and magnificent downwind runs.

On Sunday, the larger boats, including two trimarans, took on the ocean swells and strong winds in the ‘Round the Island Race’, sprinting from Boundary Island, down through the Dawesville Cut and around to Comet Bay in Mandurah.

The 2016 Prince of the Peel is the first time such a regatta has been held since the 1980’s and was made possible with a community grant from the Peel Development Commission.

Port Bouvard Yacht Club skippers John Hunt, Mike Storey and Oliver Cox all tied for First Prize in the Flying Fifteen Division – after completing two arduous races on Saturday, there were no takers for a third race tie-breaker.

First Prize for the Division 1 Trailer/Day Sailer fleet was shared between Bob Locke and Kim Noske, both from the Mandurah Offshore Fishing and Sailing Club.

Warren Keating, in his Fry 20 yacht from Port Bouvard, took out the Division 2 Trailer/Day Sailer prize.

The folding trimaran Triffic , with its committee of skippers, took line honours for all three races held over both days, including the Round the Island Race.

Prizes and special awards were presented on Sunday night at the MOFSC clubhouse, with race organiser Neil Dixon commending the participants and thanking the sponsors and the many volunteers who helped with the event.

“Importantly, the support and enthusiastic feedback we received means that we will be back out on the water next year for an even bigger and better event”, Mr Dixon said.

“The Prince of the Peel is back.”

What is a Yacht Club? Benefits & Features Explained

port bouvard yacht club membership

Yacht clubs may appear daunting, but they are not. A yacht club’s mission is to honor boaters and the sports of cruising, sailing, and yacht racing.

What is a yacht club?

A yacht club is a boating social membership sports club. Yacht clubs are usually found near lakes or the sea, and their members are either boat owners or those who lease or rent boats. A monthly or annual membership fee is charged.

Members can interact in an informal atmosphere at clubhouse cafés, bars, or restaurants. The restaurant at certain clubs may be available to the public during certain hours of the day but closed for yacht club events.

They’re usually run and controlled by memberships, and they’re utilized to encourage sailing, racing, and socializing among yacht enthusiasts.

What is the difference between a yacht club and a sailing club?

A governing authority has not sanctioned or organized either name. As a result, they can be used interchangeably by boating organizations. The difference between yacht clubs and sailing clubs is a matter of personal preference.

A yacht and sailing club may offer the same or entirely different services/amenities depending on the club and its location.

Also, yacht clubs are more official and geared toward larger boats, whereas sailing clubs are more informal — but there are plenty of outliers to be found. The best way to get a sense of the club’s personality is to go on a busy sailing day.

What are the benefits of yacht club membership?

port bouvard yacht club membership

Besides having a safe place to moor your boat, there are other advantages to joining a yacht club. For starters, joining a yacht club allows the entire family to interact and meet new people while sharing their passion for boats. You’ll also have access to a range of facilities, including pools, terrific restaurants, and tennis courts.

Participate in yachting activities

Yacht clubs provide a variety of fun activities throughout the year, from Christmas parties to tennis tournaments. So, if you are finding an activity to do in the next week, it will not be a problem if you belong to a yacht club. You will always have interesting scheduled activities for every month for both adults and children. Thus, you can say that each one of your members of the family will enjoy it.

Getting a marina for your yacht

The best benefit of joining a yacht club is that you get marina reserved parking areas. So, you do not have to worry about searching for the right place for your yacht.

A yacht club’s main advantages include social activities and friendship. It’s a fantastic chance to meet like-minded people and learn more about boats and other types of travel.

If you’re new to sailing, you may chat with other boat professionals and hear their tales. They may provide you with advice on how to maintain your boat and where you can take it.

Weekend activities and expensive holiday parties are also available at yacht clubs. During the summer, yacht clubs arrange racing events where members can participate. These activities are usually planned by the club board, and only yacht club members and their families are invited to attend.

You will have to be a member to compete in many organized sailboat races; you must be a member of a yacht club. While sailing events are the most prominent, most clubs also host power boat races as over-the-bottom regattas and poker run. Some clubs have their own racing schedules, which may take place on Wednesdays or Fridays. Skippers are continuously on the lookout for capable hands since crews are always needed.

Access to junior programs for your kids

Have children? The yacht club provides a wide range of activities for youngsters of all ages. You’ll also get access to junior programs, which are generally free or low-cost.

The youth programs allow parents to enjoy a date night once more.

It also assists children in socializing, learning new skills, and developing confidence.

Getting reciprocity in other yacht clubs during your travels

You enjoy visitor rights at any yacht clubs throughout the world that have reciprocity agreements with yours as a member of a yacht club. This allows you to call pals in every port for guidance whether you travel by land or sea.

How can you join a yacht club?

port bouvard yacht club membership

The procedure of becoming a member of a yacht club is quite simple. In order to join a yacht club, you must:

  • Locate Yacht Clubs in Your Area and Compare Your Options
  • Fill out the Membership Application
  • Pay the Membership Dues
  • Participate in Yacht Club Events

The first step, of course, is to look for yacht clubs in your region. This may be difficult if you reside in a landlocked area. You might be able to identify local clubs by using your chosen search engine and entering your location name (followed by the keyword ‘yacht club’).

Once you’ve narrowed down your list of potential clubs, evaluate their membership advantages, costs, and activities. Some yacht clubs are solely social, while others place a greater emphasis on education and sailing courses.

You can apply for membership in a club that meets your demands and budget. Some clubs accept applications online, while others need a paper or in-person submissions. In any case, you may pay membership dues upon approval.

After you’ve paid these fees, you’ll have access to all of the benefits that your selected yacht club has to offer.

How much does it cost to join a yacht club?

Depending on the club, membership dues are usually paid monthly or annually. The more amenities and privileges a yacht club provides, as well as how exclusive its membership is, the higher the membership rates and fees are.

As a result, we can state that the cost of a Yacht Club varies depending on your location, the fleet, and even the marina’s facilities. The cost of an annual membership ranges from $900 to $4,000, depending on your degree of luxury and requirements.

Should you join a yacht club?

Whether you own a yacht or not, joining a yacht club may be beneficial. If you own a boat, though, you may keep it at a yacht club and use it whenever you choose. Certainly, a yacht club is not only a gathering place for like-minded boat owners to mingle and socialize, but it also provides you with a number of additional perks.

You should not join a yacht club if you are not willing to use the club’s privileges or if you do not like celebrating boaters and the sport of cruising, sailing, or yacht racing.

Royal Cork Yacht Club

One of the oldest yacht clubs in the world, sailing for private enjoyment became popular in the Netherlands sometime in the early 1600s. King Charles II of England was in captivity in the Netherlands in that century, during the Cromwellian period, and while there, he became aware of this exciting and new activity. Till the year 1720, the interest in the sport saw tremendous heights in a way that his great-grandson with five of his companions, William O’Brien, the 9th Lord Inchiquin, banded together to formalize their events and, in doing so, created “ The Water Club of the Harbor of Cork .”

MEMBERSHIP: Active Membership is for those who own a boat.

Associate Membership is for those who don’t own a boat.

Must be 21 years of age and of good moral character.

Must be sponsored by a current member. (Contact the Membership Chairman if you don’t know a member at this time.)

The one-time initiation fee is based on the location of your legal residence as follows:

DUES: Quarterly dues are $110. There is an assessment of $99 per quarter for a moored member or $42 for a non-moored member. This assessment is for a Capital Investment Reserve Fund. Moored members also pay $38 per quarter into a DNR Piling Replacement Fund, and $12 per quarter for garbage collection.

There are three types of moorage at the club.

1) Side tie (finger pier) is $6.492 per linear foot per quarter. This is based on the size of the slip, not the length of the boat. Open slips are up to 72 feet. 2) Boat House slips are billed at $ 0.38 per sq. foot per quarter. Boathouse slips – length 47′, 52′, 60′, 62′, 65′. Width varies. 3) Common Cover slips are billed at $0.668 per square foot per quarter. Common Cover slips  are all 50′ feet long x 16 feet wide, so the quarterly cost is $534.40. Common Cover slips have 22 feet of vertical clearance

Electricity is paid per KWH used. The current rate is $0.12/KWH). Moored members pay a $12 per quarter electricity surcharge.

WORK PARTIES:

For maintenance and recreational support, we are a 100% volunteer club. You must work 8 to 16 hours per year or pay $100 per hour for the hours not worked. If you are moored at the club the requirement is 16 hours a year, 8 hours are required if you are not moored.

Moorage is assigned by seniority. Depending on your boat, you can expect to qualify for moorage in about 12 months or less. You can sublet an available space and earn additional seniority credits. There are commercial marinas in the area where you could keep your boat while waiting for club moorage.

SOCIAL EVENTS:

We have many club-sponsored events on and off the water. Participation is encouraged, always enjoyable but not mandatory. Social events range from weekend excursions to races to crab and steak feeds to formal and informal parties.

RECIPROCAL MOORAGE: As a member of POYC you will be eligible for reciprocal moorage at most yacht clubs in Puget Sound and British Columbia.
